Painting a commercial building isn’t just a bigger house job. The paint and preparation are similar, but the planning is different. Customers and staff still need to get in, residents still need to get to their cars, and the building manager needs to know exactly who is on site and when. A commercial job that’s painted well but run badly still causes complaints.

What we paint

  • Offices and workplaces: fit-out refreshes, end-of-lease repaints, meeting rooms and reception areas.
  • Retail and hospitality: shopfronts, cafes, restaurants and showrooms, usually outside trading hours.
  • Strata buildings: foyers, stairwells, corridors, car park walls, balconies, balustrades and full external repaints.
  • Investment and rental properties: repaints between tenants for agents and landlords.

Strata painting

Strata repaints are often the biggest single expense in a building’s capital works plan, and the owners need to agree on it before work begins. We make that part as easy as possible:

  • A scope committees can compare. The quote is broken down by area: foyer, stairwells, corridors, external elevations, balconies. Each item says what preparation is included and which product and how many coats will be used.
  • A colour schedule. Wall, trim, door and feature colours are listed so they can be approved at a meeting.
  • Staged work. The building is painted one area at a time, so stairwells and entries stay usable.
  • Resident notices. Residents are told in writing before work reaches their area, including any balcony or window access that’s needed.
  • One point of contact. A single contact handles day-to-day questions for the strata manager and building manager.

For NSW buildings, painting is usually part of the 10-year capital works fund plan. A clear quote now also gives your committee a reliable figure for future planning.

Working around a business

  • After-hours and weekend work to keep disruption to trading low, where the building allows it.
  • Low-odour, water-based paints, so most spaces can be used again the next day.
  • Staged areas, for example one floor or one section of a showroom at a time.
  • Clean handover each morning, with furniture back in place, signage reinstated and walkways clear.

Preparation and products

Commercial surfaces take a beating. Walls in corridors, stairwells and back-of-house areas get scuffed by trolleys, bags and bins every day. We recommend hard-wearing, washable finishes in high-traffic areas, and enamel on doors and handrails. External walls get the same preparation as on our exterior painting jobs: washing, crack repair, sealing chalky surfaces and spot-priming. For a roof, see our roof painting page.

Getting a commercial or strata quote

Send us the building address, the areas involved, any access restrictions and your preferred timing through the quote form, or call 0434 952 858. For strata, include the strata manager’s details and any meeting date the quote needs to be ready for.

GOOD TO KNOW

Frequently asked questions

Can you paint outside business hours?

Yes, where the building allows it. Offices, shops and restaurants are often painted early in the morning, in the evening or on weekends, so you can keep trading. Low-odour, water-based paints mean the space can usually reopen the next morning.

How does a strata painting project get approved?

In NSW, painting common property is normally approved by the strata committee or at a general meeting of the owners corporation, depending on the cost and the by-laws. A clear, itemised quote and a colour schedule make that decision easier. We can prepare both for your strata manager.

Do residents need to move out during strata painting?

No. The building is painted in stages, one stairwell, floor or elevation at a time. Residents get written notice before work starts on their area, covering access to balconies or windows if those are being painted.

Do you provide safety documentation for the site?

Yes. Work at heights and other high-risk work is covered by safe work method statements, and site rules from building or facilities managers are followed. Tell us what documentation your site requires when you ask for a quote.

How is a commercial painting quote worked out?

It depends on the surface area, the preparation needed, access (including scaffolding or lifts), the product specified and any after-hours work. The quote is broken down by area or stage, so you can plan the budget across more than one financial year if you need to.
